Challenge

A client from Australia had lived in Bangkok for eleven years and owned a condominium in his name. He had no Thai will and was uncertain whether his Australian will would apply to property here. His family was in Brisbane and he was unsure what would happen to the property on his death.

What we did

We held a single consultation reviewing his Thai assets, explained how Thai succession law applied to his condominium, and clarified what his existing Australian will could and could not accomplish here. We then prepared a Thai will in both languages and arranged for its execution in accordance with Thai legal requirements.

Outcome

A valid Thai will was in place within three weeks of the initial consultation. The client was able to share documentation with his family in Australia. His overall estate planning was brought into a coherent shape across both jurisdictions. Total time from first contact to completion: 23 days.

Challenge

Three adult children needed to administer their father's estate in Bangkok. He had passed away without a will. Assets included a house, a bank account, and a small business interest. The family was in broad agreement but had no idea how to begin or what the process would involve.

What we did

We applied to the court for an administrator to be appointed from among the heirs, gathered and organised all required asset documentation, and managed correspondence with the bank and Land Department. We prepared a written update at each stage and translated all documents into English for one sibling who had lived abroad for several years.

Outcome

The estate was fully administered and assets transferred to the three heirs in approximately seven months. Court hearings were attended on the family's behalf, avoiding the need for them to take additional time away from work. No disputes arose during the process.

Challenge

A client had received her share of a parent's estate a year earlier, only to receive a legal notice from a cousin claiming an entitlement that had not been considered during the original administration. The client was uncertain whether the claim had any basis and was alarmed at the prospect of court proceedings.

What we did

We reviewed the original probate documents and the claim letter and provided a written assessment of the claim's likely standing under Thai succession law. We then corresponded with the claimant's representative, setting out the position clearly. When the correspondence did not resolve the matter, we attended a formal mediation session on the client's behalf.

Outcome

The claim was settled at mediation without proceeding to court, at a nominal amount that both parties accepted. The client avoided a formal court process. Total engagement time from initial instruction to settlement: four months. The client's legal costs were within the initial fee estimate.
